Jensen PLUS has proudly been involved in the Minda redevelopment since 2011, first as part of the development of a long-term masterplan for the site, and subsequently through development approvals. These include the first three stages of the 10-year masterplan.

Stage 1 was delivered in 2013 and consisted of a new internal private streetscape with special needs housing and a three-storey apartment accommodation for Minda’s residents, as well as two three-storey apartment buildings forming the first stage of the Brighton Dunes retirement apartments. The retirement apartments are an essential element in sustaining Minda’s long term financial future.

The streetscape included water sensitive urban design treatments which connected to a new water detention basin which cleaned and collected water from the site and will, over time, manage all stormwater from future stages.

Stages 2 and 3 have proceeded following a Ministerial Development Plan Amendment that allows for building heights of up to nine storeys along the foreshore. Our team successfully negotiated a ‘call-in’ of the project by the Coordinator General, resulting in assessment by the Development Assessment Commission, as well as acceptance of the scheme’s impacts on the three State Heritage Places on the campus.

Stages 2 and 3 involve the construction of new dwellings and apartments for Minda residents, and the second stage of the Brighton Dunes retirement apartments (ranging from five to seven storeys). It also includes a Lifestyle Precinct for Minda comprising gym and exercise facilities, space for day activities, and a retail outlet for goods made on site.

The approval of Stages 2 and 3 of the project is a major milestone for Minda and its residents, and we are thoroughly pleased with this positive outcome. We are confident that the redevelopment will continue to bring positive benefits to the Minda community, as has been seen with Stage 1.
